The first thing to consider is whether or not seal coating is a viable option for your asphalt. It may be possible that some areas are just too far gone for seal coating to help.
But for areas that can be sealed, generally, it can cost around $0.50 per square foot to sealcoat. Here's what that price usually includes:
- thorough sweeping/blowing of your asphalt to remove any debris
- one or two coats depending on what kind of sealer is used
If your asphalt is brand new, you don't need to sealcoat it (yet). After about three years is when you would want to seal your asphalt.
A typical asphalt pavement can last about 15 years without seal coating. As a rule of thumb, you should sealcoat your asphalt once every 5 years. Doing so can extend its life almost indefinitely with proper maintenance.
Take a look at the graph below. Over 31 years, you would spend just a total of $3.00 per square foot to sealcoat your asphalt. That's $0.50 per square foot once every 5 years.
The alternative to seal coating is to let your asphalt degrade until it needs to be repaved. Repaving can cost about $5.00 per square foot. That's 10 times as much as seal coating! Thus, over a 31 year span, you'd need to repave twice, for a cost of $10.00 per square foot.
